This was a really neat demo that Square Enix did, they claim its a real time demo, but I suspect its not. I think what they were going for was not pre-rendered cut scene, meaning this is live run in an engine on the fly, but its not gameplay either. To call it a tech demo is also a bit short, its more of a preview of the new engine for an upcoming title on a next gen console or high end PC. Regardless of the nature of the beast I really enjoyed the Demo and if your at E3 you can go watch it at the booth. Enjoy!
